Encore Swimming Pool...

is operated by the Willow Glen Homeowners Association "WGHOA" for the enjoyment of its members and guests in social and recreational activities. The homeowner's dues make this facility possible. Whether the homeowner in the association uses the pool or not they are still required to pay the Annual Homeowner Dues sent out in January each year. Homeowners who have tenants living on their property can extend the use of the pool. A landlord permission  must be filled our yearly to allow or deny access for renters. Form available below.

Encore Pool is a neighborhood Cabana Club consisting of 295 neighboring homes living on Arpeggio, Avon, Bluefield (252 to 333) Coty, Crescendo, Dulcey, Marti, Rosenbaum, (4102 to 4218) Kingspark, (4365 & 4379) and Sposito in San Jose, California.

We are located at:

265 Bluefield Drive, San Jose, California 95136 at the corner of Bluefield Drive and Rosenbaum Avenue.

 When will I receive my Annual Homeowner Billing?

Annual Homeowner billing is mailed out in in January each year. If you don't receive by January 31st please contact bookkeeper@wghoaencorepool.com

Why is the amount due on my Annual Homeowner Billing higher than last year?

The amount due reflects the normal annual increase. This increase is used to keep up with the cost of pool operations including: insurance, utility bills, employee payroll, and maintenance (chemicals, service fees, landscaping, etc.).

I don't use the pool. Do I still have to pay the Annual Homeowner Billing?

All homeowners are required to pay their annual dues whether or not you choose to use the pool. Link to an Article: Why you need to pay your HOA Fees? 

When is payment for the Annual Homeowner Billing due? Is there a penalty for late payment?

Payment not received by April 1st will get a late charge 10% of the delinquent assessment and possibly other fees.

Selling your Home? 

What do I need to know when selling my home?

Your WGHOA dues should be paid in full.

A $500 transfer fee will be paid in escrow.

Please inform your buyer that there is yearly WGHOA dues. They are to be paid yearly by April 1st, without a penalty.

Your Realtor must contact the Bookkeeper for a HOA packet for WGHOA. (during the off season please allow additional time)
